Falcon Highlands Ranch – Healdsburg CA has two hundred & seventy awe-inspiring acres, surrounded by Pritchett Peaks Wilderness Refuge, Lake Sonoma Recreation Area & Dry Creek Wineries. Falcon Highlands Ranch offers the serenity of rural life & the charm of Northern California Wine Country.

Aside from the stunning views which deliver a beautiful outdoor event site, the property includes a large barn, main house & 2nd ADU Guest House/Granny Unit with an expansive upstairs yoga studio.

Approximately 180+/- acres of the property is grazing land & the remaining acres is forest. FHR planted over 40,000 trees as part of a forestry stewardship plan in 1997. There is a forest management plan for the property.

There are two access roads to FHR. The old County Road, which is the main road to the property, was deeded over to the four landowners along that road with a permanent easement. The road can be used by the US Army Core of Engineers (COE) in the event of an emergency. The second road runs directly from Rockpile Road to the Southern Boundary of FHR (about 100 yards). This road is owned by COE and only FHR has a permanent easement for use of that portion of the road for FHR’s private usage.

FHR is bordered to the West by private vineyard properties and to the North and East by COE. Most of the FHR’s property borders open land. The first 100 yards from Lake Sonoma is owned by COE. However, FHR does have direct access to the lake with a road at the bottom of the property.

There are four (4) wells on the property. Two (2) of the wells are in use (Well #1 & #2). Well #1 serves the structures on the property and actively pumps 600 gallons/hour, well #2 is connected to an 8’ windmill and provides water to livestock. Well #3 is sealed and well #4 is connected to a large functioning windmill. There is a 12,000-gallon concrete water tank that serves the buildings and small orchard on the property. In addition, there is a 500-gallon holding tank that serves the lower structure. Four (4)-5,000-gallon water storage tanks are connected to a roof water catchment system and there is a grey water system with a 250 gallon holding tank. The pond is permitted by the State Water Resources Control Board with the right to divert water and the dam at the pond is also permitted.

The recently remodeled main structure has a large barn below and dwelling quarters above. The main dwelling above the barn has an interior chairlift at the entry stairs. The home consists of four (4) bedrooms and two (2) pass-through multi-use spaces (office, music area and extra sleeping area). In addition, there are two (2) lofts within the main dwelling unit. The great room (open plan kitchen, dining and living room) have an expansive open beam ceiling and there are two (2) full bathrooms serving the dwelling. There are decks on three sides of the upper-level dwelling: The largest is a covered deck with exterior stairs housing a chairlift.

The large barn has a half bath, multiple tool rooms, a gun room, an electrical room with four (4) solar inverters and batteries and a subpanel room for the state-of-the-art off-grid solar system. The center section of the carriage barn has room for plenty of parking. There is an outdoor shower and equipment sink on the west side and on the south side is a covered outdoor area.

The guest house contains two (2) bedrooms, 1 1/2 baths, plus a spacious yoga studio upstairs. Attached to the guest house is a large bay for the storage of hay/alfalfa. The guest house was built three years ago and constructed for very efficient climate control.

The heavy equipment garage has three large bays for machinery (dozer, excavator and skid steer). The 36 kw Kohler generator and an additional 17 kw back-up Kohler generator is housed at the rear of one of the bays.

FHR is completely off the grid. Electricity is supplied by solar, lithium batteries with inverters and generators – all interfacing with each other. The system is state-of-the-art, robust and dependable. It was installed by Alex Aragon. FHR also has two windmills that can act as water pumps – one at the top of the ranch, and another larger one at the bottom.
